We have the staffing and recruiting capability to mobilize experienced construction consultants anytime where we have a client need. We provide technically experienced consultants and critical oversight services for clients to ensure their projects meet or exceed their expectations. TCDB’s Owner’s Rep. services include:

Coordinate and, if needed, recommend consultants, contractors and vendors on behalf of the contracting organization. Review contracts held by the contracting organization.

Coordinate the services of the architect and engineer during the construction process, including services relating to cost control, permits and agency approvals.

Assist the contracting organization with obtaining and maintaining all Environmental and Safety Permits.

Assist the Contractor in compliance to all OSHA, DOB, HPD and FDNY regulations and work- place safety requirements and coordinate and meet with Agency Representatives, as needed.

Assist the architect and engineers in the planning and coordination of the capital improvement work to minimize shutdowns and/or interruptions of utilities, boiler, elevator and other facility services, as well as, building access and egress to minimize inconvenience to the existing Shareholders.

Assist the contractor in the planning and coordination of the capital improvement work, to minimize disruption to the existing residents while systematically protecting the building, common areas, Shareholders and their residences, staff, pedestrians and construction personnel.

Assist the contracting organization with preparation and issuance of Notices, Schedules, Service Interruptions, and Work Progress communications to the Shareholders.

Create a Stakeholder Registry to identify who should receive what, in what format and what frequency, and a Communications Plan to issue regular communications to those Stakeholders of work-related issues on a regular or as needed basis.

Prepare and conduct meetings with BOD, Shareholders and Contractors, as necessary, and provide job tracking paperwork as appropriate.

Review contractor proposals and bids and advise, accordingly.
11. Conduct periodic site visits, walk throughs and inspections, to observe the progress of the work as required.
12. Issue Progress Reports, Updates and NCRs (Non-Conforming Reports) as necessary.
13. Run weekly Owner/Contractor “Status Update Meetings.” (WSUM)
14. Maintain and publish WSUM minutes to previously approved Stakeholders.
15. Require Contractor to submit a Global Schedule and a weekly issued Progress Schedule and a Two-Week Look-Ahead schedule.
16. Record and publish contractors/sub-contractors schedules, critical dates and other specific work- related information in meeting minutes and reports.
17. Coordinate contractor’s product and equipment Submittals and all RFI (Request for Information) processes between Contractor and A/E.
18. Conduct and Review monthly Contractor requisitions meetings (Pencil Recs.) and make progress and payment recommendations to the contracting organization, A/E and HDC.
19. Monitor Contractor’s procurement and ensure timely placement of orders for long lead items to avoid work stoppage and back order/vendor issues.
20. Monitor Contractor’s submissions of sub-contractors and vendor lien waivers.
21. Reports to the contracting organization as necessary as to the job progress, costs and critical items.
22. Review Contractor C.O. (Change Order) requests and make recommendations to the contracting organization, A/E and HDC.
23. Monitor Contractor procurement of Operating Manuals and Warranties.

25. Assist and Monitor Contractors Punch List performance
